📚 Technical Terms Glossary | מילון מונחים טכניים

Micro Cement מיקרו צמנט

Thin (2-3mm) polymer-modified cement coating. Creates seamless, modern floors/walls. Waterproof, works with underfloor heating.

FC Board (Fiber Cement) לוח סיבי צמנט

Strong cement panel reinforced with fibers. Fireproof, moisture-resistant, heavier than gypsum. Common in Thailand.

Gypsum Board גבס

Standard plasterboard for ceilings/walls. Lighter than FC, but less moisture-resistant.

Ceiling Joists קורות תקרה

Horizontal beams that support the ceiling structure.

Expansion Joint מרווח התפשטות

Gap between materials allowing thermal expansion/contraction without cracking.

Pool Coping שפת הבריכה

The cap/edge around a pool. Defines transition between pool and deck.

Flick Mixer ברז ידית אחת

Single-lever faucet controlling both temperature and flow.

Mixing Valve שסתום ערבוב

Valve blending hot and cold water, often recessed in wall.

Shower Rose / Wand ראש מקלחת / מקלחת יד

Rose = fixed overhead showerhead. Wand = handheld shower attachment.

Hip Roof גג היפ/משופע

Roof where all sides slope down to walls (no gables). Very stable, wind-resistant.

Radiated Hip היפ מקרין

Hip corner where multiple rafters fan out from a single point. More complex for tiling.

Casement Window חלון פתיחה צידית

Window hinged at side, swings outward like a door. Good for tall openings.

Awning Window חלון סוכך

Window hinged at top, tilts outward from bottom. Allows ventilation during rain.

Velux Skylight צוהר גג

Brand of openable roof windows. Electric models auto-close when it rains.

Tessaban טסבאן / עירייה

Thai local municipality. Approves building permits and enforces setback rules.

Setback נסיגה מגבול

Required minimum distance from building to property boundary (typically 1m in Thailand).

#1 Wall Finish Consistency | אחידות גימור קירות

Is the finish on the interior walls the same as the exterior walls?

#2 Floor Finish Decision Decision Needed

Renders show tiles but discussions centered on micro cement. When can this be confirmed?

#3 Ceiling Finish & Structure Urgent

If FC board is being used (vs Gypsum), we need to know quickly — affects whether existing ceiling joists can carry the extra load or need replacement.

#4 Expansion Joint Detail | פרט מרווח התפשטות

Need to allow for expansion/contraction at ceiling-wall joints. A detail should be drafted.

Thailand's tropical climate causes significant thermal movement. Without expansion joints, micro cement can crack.

Need detail showing: interior floor → patio → deck → grass → pool coping elevations

Confirm floor levels throughout house, finishes in bedrooms vs. rest of house, and transitions into bathrooms.

#7 Interior Doors Long Lead Time

Interior door material choice needed immediately. Long lead time for ordering.

Japandi style suggests: Natural wood (oak, ash), minimal hardware, sliding/pocket doors. Consider solid core for bedrooms (sound insulation for kids).

#12 High Window Ventilation Design Decision

Finalize ventilation for high windows. Options: casement, awning. Also confirm Velux skylight — affects roof layout.

#8 Bathroom Fixtures Early Selection

Select: mixer, mixing valve, vanity mixer, shower rose, shower wand. Many must be recessed — select sooner, not later.

Recessed valves require wall blocking and precise rough-in. Can't install after walls are closed.

#9 Toilet Pan Selection Affects Plumbing

Confirm toilet pan choice. If different from existing waste/inlet positions, plumbing must be adjusted.

#10 Kitchen & Vanity Plumbing

Drawings show flat plane, renders show step-down. Please confirm: two single planes with hips at either end, or step-down?

#22 Double Roof Ventilation

Carlos to explain to Yuki: how to create double roof or false ceiling (raked sections) for ventilation.

In tropical Thailand, ventilated air gap between roof and ceiling reduces heat transfer. Critical for comfort.

#13 Guest Cabin Setback Compliance Issue

Guest cabin shown against boundary wall. High probability Tessaban won't approve. Need minimum 1m setback.

#14 Storage Room

Storage room in opposite corner. May be allowed on boundary, BUT shows bathroom — may still require 1m setback.

#15 Office & Cabin Details

Office shows grass/thatch roof. Confirm roof surface and ceiling detail (flat or raked) for both office and guest cabin.

#16 Pool Finish — Cost Saving?

Currently shows tiles. Open to other finishes for tropical turquoise color? Could reduce cost & time.

Alternatives: Pebble finish (natural look), Quartz plaster (durable), Glass bead (sparkle effect)

#17 Pool Shelf & Steps

Pool has shelf at left/right ends. Plans show one step in corner, no dimensions. Please clarify.
